Rules & Regulations
Below is a summary of rules and regulations for our association. Please refer to our bylaws and amendments for more details.
Monthly DUES
Monthly Fees: Monthly dues $300 per month paid through AppFolio, Oak Grove Association c/o SG Development Company, LLC. Dues not received by the 7th of the month are assessed a 10% late fee for each month late. After 90 days of missed payments, the Association has the right to file legal action.
Move In/Out Fees
A move-in and move-out fee of $300 will be paid for each “moving event” that occurs in the big building, covering renters who move from townhomes to the big building. Owners are liable for this charge, and the same deadlines and penalties apply to this fee as to monthly dues. Owners must notify the Property Manager in advance of the moving event. Moving events may take place during the hours of 7:00 AM-10:00 PM.
Community
Please respect your Oak Grove neighbors by meeting the following expectations:
· Quiet hours of 10:00 pm-7:00 am.
· Maintain security of the big building by keeping entry doors locked,
· No cigarette smoking/or other substances at building entrances/decks.
THE BUILDING IS NON-SMOKING
· No open flame grills/ gas grills allowed on the decks of the big building. Townhome owners cover grills/store in the garage.
· No fire pits, hot tubs, or swimming pools allowed on Oak Grove property.
· No dogs allowed or kept within any unit. Dogs of guests are allowed 4 days if they are not a nuisance.
· A unit owner may have 1 or 2 cats if they are not a nuisance.
Maintenance and Upkeep of Units and Grounds
Please adhere to the following:
ABC will charge the individual owner for excess trash left outside of the dumpster. Notify the Property Manager in advance.
Follow the posted rules for the Recycle bin and break down all boxes. Keep lids closed on both bins.
Townhome owners maintain landscaping with no clutter around the property.
Feed birds in standard bird feeders, not on the ground. Feeding other wildlife is prohibited within the city
Unless using the garage, townhome owners must keep the garage doors down.
The owner pays the deductible for the insurance claim due to the neglect/carelessness of the owner/guest/ tenant.
Damage to the elevator/carpet/hallway of the big building during move-in/out is assessed to the owner.
Units in the big building leave furnace rooms unlocked at all times. Owners inspect/replace the furnace/air conditioner/ water heater promptly. All damage to the building due to the owner's negligence is assessed to the owner.
For emergency purposes, unit owners in the big building will provide a key to a designated person. Also, get the elevator key from this person when using the elevator for a moving event.
Big building owners keep storage spaces organized/locked.
Garage parking spaces are considered limited common areas and may not be used for storage.
The Property Manager arranges for vendors/workers on the property. Owners do not contact vendors
Parking
Each unit is allowed to keep no more than two vehicles within the condominium regime.
Parking for overnight guests is available and allowed east of the big building.
Parking in the three spaces directly in front of the big building is strictly limited to four hours.
No parking in the emergency vehicle turnaround lane.
No parking along the street of Louis Place.
